Pursuant to New York State Law, once a town adopts a zoning ordinance, the Town Board must appoint a Board of Zoning Appeals (BZA) to hear and decide matters of relief to property owners from the strict application of the zoning ordinance. The BZA is also authorized to decide certain prescribed conditional and special uses which may be listed in various districts. The BZA also acts in an advisory capacity to the Town Board in the application of the zoning ordinance & map.  The enforcement officer for all decisions of the BZA is the Building Official. Review of the decisions & determinations of the Board of Zoning Appeals is limited exclusively to the courts.

The BZA Staff assists in coordinating the activities of the Board of Zoning Appeals in processing and reviewing applications concerning land use regulations. The Office conducts required field inspections and environmental assessments, prepares legal notices for publication, schedules public hearings, prepares the Board's notice of decision and maintains a record of their minutes and resolutions as required by law.
